The fund's purpose
The capital works fund exists to cover major, infrequent maintenance — re-roofing, lift replacements, repainting. Not day-to-day running costs.
The ten-year plan
Under the SSMA 2015, your scheme must hold a ten-year capital works plan. Review it annually; it is the single best defence against surprise special levies.
